Description: This company is an offshoot/derivative of Property Review Touchstone Ventures LLC (PRV). PRV has been in the knowledge buildup state over 3years, and has multiple strategies useful for finding value-based single family and multifamily assets. Single family time horizons are shorter than multifamily time horizons for exit. Single family assets, acquired under models used by successful investors, are sought at 65% or less of FMV,and exit under 90 days. In some multifamily class acquisitions, we look to acquire where discounts indicate a clear advantage in short term sale . We seek to leverage knowledge of the asset's context of ownership for value-add plays prior to exit, or wholesale exits. Still other, traditional style Multifamily assets are filtered with 3 year time horizon to exit. Lindahl's criteria of 10% or greater CapRates, 12.5% or Greater ROI, and Debt Coverages exceeding 1.6 in most cases are how chaff and wheat are separated in multifamily analysis. This is combined with overall desire to find Emerging markets, where forced appreciation applies post acquistion are thus the most often desired conditions for close of multifamily units. Currently the newly formed entity (Potomac Dawn Holdings) will seek to : i.) Use strategic approaches to identifying value in context of buyer-active markets ii.) Implement Vertical Strategies to use New Social media portal(s) as part of Overall Risk Mitigation iii) Leverage Already known approaches to market capture of buyers of assets where: a.) Cost-to-Acquire-Retail-Buyer (CARB) is minimized, and driven progressively lower via systematic build-out of in-house datasets, and access to existing datasets b.) Cost-to-Acquire-Wholesale Buyer (CAWB) is driven progressively to lower via ready access to existing and newly created databases iv.) Integrate indexing and TIMELY, LESS WIDELY USED ranking approaches based upon job growth and economic performance of local markets in contemplated investment choices. Leverage existing models of successful Multifamily investors whose Emerging Market Analysis makes for strategically profitable choices in the multifamily investment space. Use multiple data sources currently culled regularly under the aegis of the existing company (Property Review Touchstone Ventures LLC); Complement indexing with known emerging market characterization methods for Risk Reduction v.) Seek sufficient build-out of company infrastructure to Exit in 3-5 years at some Good Multiple of Pro Forma Capitalization. Note; The Yet-to-be Formerly Created Entity is Currently Listed under SEC Reg D 506(c) My company is focusing on short-term investments in undervalued real property. I seek to implement a systems-based approach to identifying both sellers and qualified buyers for facilitation of deals. However I will not over the longer term (18 months and out) seek to limit to kinds of uses to which potential investor capital is allocated. We seek conservative allocation at the outset, focused exclusively on short term funding of undervalued real property to facilitate acquisitions and sales. We seek assets clearly demarcated below some fraction of fair market value, preferably in active local markets where buying is quite evident. Potential QUALIFIED investors need understand that I have ready means in place to BUILD OUT a system-based company-with multiple methods to find under-valued assets, and multiple methods to locate qualified end-buyers of both the retail and investor class. Whose Mentorship and/or Systems do you seek to emulate, access and/or build upon? a.) Dave Lindahl (Owner over 7000 Units of Multifamily) Author of "Emerging Real Estate Markets" b.) Dave Lavinsky - Principal and Founder of (URL removed): Proponent of Implemented systems approach, Key Performance Indicator Use, and Asset Development/Creation-based Growth of Companies c.) A. W. Kessler: Proponent of "Invest in the path of Progress" d.) Susan L. Lyons: Proponent of Syndicated Investment Strategies in Real Estate Investments e.) Troy Fullwood- Selective wholesales/ Selective Sift of Wholesale Bank Owned assets for greater performance
